At GYD Modular, we combine the precise eye of the architect with the soul of the craftsman. We developed our modular concept over 20 years ago to directly address the environmental, economic, and spatial challenges of modern construction.
Led by Architect Matthew Kettle – the original pioneer of the contemporary garden office in 2005 – our approach focuses on delivering high-quality, sustainable buildings at a fixed cost and within an exceptionally short timeframe. By combining design thinking with precision off-site construction in-house, we utilise the latest Modern Methods of Construction (MMC) to create spaces that consistently exceed the structural and thermal performance of traditional modern homes.

Ecological Responsibility: We are wholly committed to building for a greener future. Our structures are constructed predominantly from certified sustainable wood from renewable sources. Off-site production allows us to maximise energy efficiency, enforce strict quality control, and virtually eliminate construction waste through active recycling.

Thermal Excellence & Comfort: Every module is engineered for comfortable, year-round use. Featuring thick, multi-layered insulation in the floors, walls, and roofs, our buildings remain warm in the winter and cool in the summer. We offer premium eco-integrations including underfloor heating, energy-efficient Sedum living roofs, and renewable solar PV arrays.

Our open-plan studio at Grace Yard in Ashford, Kent, is the creative hub of our business. As a small, hands-on, collaborative team, we work closely alongside one another to share ideas, challenge concepts, and combine our joined-up expertise.
This intimate environment allows us to build genuine, lasting relationships with our clients. Between us, we draw upon decades of experience in high-end architecture and modular design, offering a vast catalogue of completed projects to inspire your vision. We actively guide you through every hurdle, from initial space planning and layout configuration to navigating site placement and local planning guidelines.
