gyd modular worked on this bespoke garden annex studio project, utilising a modular design concept to maximise space and ensure ease of construction. The process began with a detailed laser scan survey of the site, allowing us to fully understand the challenges of being surrounded by three boundaries. Despite these constraints, the modular design allowed us to efficiently optimise the floor space.

The structure is designed with flexibility in mind, incorporating a second-floor mezzanine to serve as a sleeping area. At the rear, a spacious shower room and kitchenette are seamlessly integrated into the layout, ensuring functionality without compromising on design. The modular approach allowed for faster assembly and minimised disruption to the site, making the construction process more streamlined and cost-effective.

Before starting the build, planning permissions and party wall agreements for all three boundaries were carefully obtained, ensuring compliance and smooth progress. This project demonstrates the advantages of modular design, offering a customisable, efficient, and sustainable solution for complex spaces.
